These properties don't have the Coastal Appeal of appreciation, but they will cash flow over 20%. 

Although no major renovations were required, Partner Driven enhanced the home’s appeal through strategic improvements and marketing.

The next trend I see are many OOS investors regretting the appeal of cheap properties that don’t pan out long term.  

Ideally, I'm seeking homes with 2-3 bedrooms and at least 1.5 bathrooms.From my research, I find Howell appealing as a potential location, but I’m open to other suggestions.

They have appealed to me since I learned about them and I have learned a lot from Jim Pfiefer and Left Field Investors.  

I live in Miami but invest in Birmingham, AL, so I completely understand the appeal of lower prices and less competition.That said, OOS investing isn’t for the faint of heart.

And the idea of paying a premium to have a really nice and brand new home probably appealed to a lot of people. 

In this situation a DIY cost segregation option sounds appealing.
