Jon, i don't have time to devote to 1000's of leads...i'm trying to pursue a music career and use real estate as a supplement..the wholesaling thing is just a way to generate extra income..so i'm happy w/ 100 or so leads even though the most i ever got in a month when i was trying to actively wholesale was maybe 15. who are the NOLA people u refer to?

I have used several different versions, but currently am using Nitro PDF Reader wich allows me to add in my signatures, initials, dates & other text, then save it as a flattened PDF so nobody else can tell that it is an electronic signature.@ Jason Scott - I have not tried it as I do not typically ever make offers on HUD properties, however, I am sure there is a way to scan in a blue ink version of your signatures/initials and then attach them in color to your PDF doc. - Worth a try I guess.

It seems a key component is selling your personal residence for 399k.From the pictures it is clear you need to declutter and take personal pictures and items out of there.When the property is staged you are sending the message that you have mentally moved out of the house.If you have a bunch of stuff there it will seem to a buyer you have it listed but are not ready to move on.Also the buyer will have a hard time envisioning themselves and their memories there and will be focused and amused by your STUFF.What are the recent SOLDS for the area?

Each state has different nomenclature for the following information - I am using the nomenclature used in the state of Ohio....If a case in the Supreme Court of Ohio decides a matter and has not been overturned by a federal court, a more recent ruling by the Supreme Court of Ohio, or by a more recent statute directly on point (which means you shouldn't be looking at this case anyway) - then the case controls how this matter works throughout the state (generally speaking)If the Supreme Court has never addressed the issue, then look to one of the Appellate Courts in Ohio.
