It is an animal that works, provides assistance, or performs tasks for the benefit of a person with a disability, or provides emotional support that alleviates one or more identified symptoms or effects of a person’s disability.

I am not interested in JUST making money but definitely also to be someone's trusted right hand and help alleviate stress that comes with being a business and homeowner, and and to learn from successful real estate professionals; mutually beneficial beyond finances.

Based on your story there is some merit to be able to help her alleviate some of that vacancy and cleaning pain points if that's important to her.

The brokerage house that the agent belongs to insisted  that off limits parties got involved AFTER contract signing and that alleviates them of any fault.  

I would be careful about listening to anyone suggesting an LLC because people selling them have their own agenda.An LLC would be to protect you to alleviate you from being personally liable should your venture go bankrupt or get sued by someone who gets drunk and falls out a window.

Talk to others who are doing what you want to do in your market and that will help to alleviate your concerns. 

Are you aware of any particular methods a deal provider might structure a new construction development to alleviate the early year cash flow concerns to investors (perhaps at some expense to returns in the stabilized years)? 

A couple things you can do to help alleviate her fears:1.

Many times I will get no show’s so scheduling multiple people helps alleviate that.  

IMO create some policies around lease signing, deposits to hold, when first months rent is due etc. this will alleviate many of these issues.
