I'd look for signs of arcing around those outlets.Other things I look for are how is the foundation, cracks in the walls (assuming lath and plaster), condition of the mechanicals, depending on what the house is built on, I may get a radon test done for the air and water (near me there is a lot of ledge, so radon is an issue in most homes). 

Inspectors will assess the wiring and electrical panels for outdated components that could pose safety hazards, including fire risks.Plumbing issues like leaks, low water pressure, and drainage problems often arise as well.

@Sam Kay, regarding the first floor leak, I would hire a plumber to pressure test the property.

I do believe in trusting your gut too - and my gut was screaming "no" to the salesy pressures from day one (texts and emails that we need to look at properties urgently, that two are already sold, etc.). 

My tenant moved out a couple of days ago, and when I walked through the unit, I discovered that he had removed the curtain and curtain rod, detached the room air conditioner, and caused significant scratches on the hardwood floor from the metal bed frame legs.

I’m thinking this duplex has air b&b potential since it’s pretty close to the chiefs stadium otherwise it would be a long term rental any ideas would be awesome!!!

If you can't take the pressure, then please, get a lawyer.
