PArt of the reason the suburbs are what they are today (the exact opposite of Detroit) is due to the mad dash out of Detroit from the mid 70's and beyond.Those drops in value you speak of was not something that was special in Detroit or its suburbs.

You can't see the property and don't have much time to run your numbers so it's definitely an adrenaline rush, but it's also not necessary to put yourself through that to get good deals right now.
