@Kelsey Vander Meulen As a Property Manager in AZ, I would deliver a 30-day Notice of Non-Renewal via Certified Mail at least seven days before the renewal date (when the rent is due).

Aloha,Given that this is the first month using the Avail system, unless you specifically provided the tenant in advance with information on the lag time from first hand experience, I would let it go and simply inform them of how the timing did not work out, and have them adjust their "pay" date accordingly, reminding them of the "late" date and penalty for future payments.

I was served a certified letter by one of the six tenants at a student rental house stating my lease was void because of violating  Wis.

I recommend you do this annually to adjust for utility increases and other variables.

However, you need to consider: - **Future rent increases**: Can you adjust the rent to help cover potential repairs or property management costs if you’re managing from afar?

I really wouldn't do anything different rehabbing/flipping late in the year, except maybe adjust my underwriting.

Should a "Crash" does happen, just adjust again until you figure out what is working and move on, adjust, etc.
