You sound like me, I am a writer and editor online but also do a lot of real estate investing these days. 

NA Cummins Each direct writer (State Farm, All State, American Family, etc) are picky when it comes to getting into the commercial space. 

However, the mantra among writers (of which I am one), is "write what you know."

I'm a freelance writer so as long as I bring my laptop with me, I can practically live next to these units and get experience working on them, dealing with tenants, etc.

A great writer who I enjoy very much is Morgan Housel.  

But unlike the story writers, I am looking at the bottom line.

But once people get to know the style, and the writer, it can be an effective way to communicate... he did win a Nobel Prize for crying out loud.If you are struggling with visualizing your plan (or maybe communicating your plan to others), I'd like to offer a potential solution.

Just to give you an idea of what I spent on my IC site vs the site I built from scratch in the first year...IC: $49 * 12 = ~$588My Own Site: $3200  (i hired out some of the SEO and Content writing)Over time the costs will probably even out because as my own site establishes itself on the first page of search results for some good keywods, i will probably not need the SEO guy as much or the content writer. 

I'd love to hear from people with really in depth experience in investing in other states (that may be you), advanced tax tips and traps, the very best yellow letter writers (Mike Q), etc.
