If I had 12 months I would look at new construction/addition/ small development, with 6 month rehab less then 30 days Avg DOM, and 45 days to close.When I partner with my private lenders I ask them for a calendar year plan, If they have a big move planned like yours, a big event like a wedding or retirement, birthdays and/or anniversaries.

I have not been to that one as I have a conflict on Wed evenings but I have worked with Freedom REI before and it looks like a nice event. 

That, along with paying for the wedding, set my plans back two years.

With the thought of the 3 weddings, 3 colleges, 8 cars, and lots of guns I will need to pay for in the near future.

So here is the skinny: I have no real estate experience, a full-time job, planning my wedding for next June and have been renting for ever!

You start tapping into event crowds, reunions, business travel, weddings, birthdays, holidays, etc.

For example today, every Wed there is a 10am-12 Deal makers meetup at the Tilly Mill office (the Home Depot parking lot office strip) where a bunch of full timers meet have a speaker and solve each others problems.
