The only way we can support that is to adjust the selling price to compensate to some degree - spreadsheets are great in seeing what is needed to make us and them happy.Hope this helps . .

I I learned how to fly years ago in about 10 hours I soloed.. but I was not licensed I had a student license after passing physical but you still needed to take the big test and a flight test to be legal and get your wings.Real estate for most folks is their most important or biggest financial asset they have or will have and now you have all these unlicensed yahoos running around with little to no education many with very suspect morals etc .. trying to bring buyer and seller together for compensation..

I am trying to support them by finding investors to assist in buying lots and financing their construction.I am familiar with the actual development side, but not so much with the investing and deal making (that's why I'm here to learn more), when I connect a builder with an investor, what would be a fair price to charge so I am compensated for my effort.

We recently changed to sherwin williams as they have a great color match tool that if we need to repaint just one wall between tenants they can do a slight tone charge to compensate for the wear or fading.

I would recommend the cash for keys coming from the current owner and then you compensate the seller for that cash at closing when they deliver an empty house for you.

If the seller cannot or will not do this then I would be asking the seller for some compensation to break the deal.
