From tax stand point I would think you can separate from primary and be okay with IRS being that IRS will not be local code enforcement.  

I specifically target (with my wording) luxury travel, nature lovers, beach goers and couples.  

I think for most newer investors this rehab would run them closer to 45k and with a lot of mistakes on the way - which is expected.I even made a couple of mistakes here. 1 of them being not monitoring the doorbell.

I can share what I have learned the last couple of years of doing this.

Too many stories to count but a couple that stick out below.

Go to a couple of real estate investor meetups and make connections.

Honestly if you are doing STR I would suggest doing Austin itself rather than all the way out there in Kyle - maybe a couple of years ago when the prices were through the roof in Austin city itself this would be a good alternative but there is a blip right now where you can get a god entry point in Austin (downtown/east ideally) for STR

Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22.
