Thanks for any sage advice!

Hi Christian, I want to echo the sage advice from @Steve Rozenberg.

It doesn't seem like this price is out of line with this market, but wanted to get some sage advice.

And I appreciate everyone that has ever responded back to me here on BP with constructive criticism and knowledge, including yourself with the great sage advice regarding others mistakes.The types of returns I am expecting are usually above 12% ROI and the monthly cashflow ranges anywhere from $200 up to $1200, just depends on the deal.

That's sage advice about the mailing campaign, we jump list to list relatively often switching back and forth between the two. 

Not quite seeing the 24 houses though, (you're gonna need a street with easements), but any houses built could garnish larger lot premiums and maybe be considered "The Enclave at Sage Creek," or "The Oaks at San Gabriel Estates."  

Had some interesting stories and some sage advice, along with being an absolute character.

Hello Steve Hiltabiddle, thank you for the professional sage advice, as it turns out the friend/private lender is so comfortable with my decisions, she is ok with me drawing up our own promissory note stating that I will be in debt to her for the amount agreed upon.
