They are not the loan sharks like some pm lenders.

Being that he's a friend I was trying to be more accommodating, but he would otherwise be dealing with a bunch of investor sharks that wouldn't be as helpful.

Real estate investing is not like shark tank, 99% of the time you don't get investors, you either invest in the property yourself if you have the cash or you sell the property to someone who does.

OK, I'm saving a slot for that day if everybody agree.

Let them know you are a busy man and have only a limited amount of time or a particular time slot that you can view the property.  

Sure there are sharks and idiots and greedy folks who may try to take advantage of you, but there are just as many decent folks who have been helped by others and are willing to help you in turn.

I'm considering joining a site that offer their line of services though I'm not really sure what the differences are. Do you use either or both? And for what purpose? 

Basically, I'm saying there are sharks and if you know more than they do you can go fishing for them.

I've even heard Mark Cuban say this on the Shark Tank (yes, I love that show), that there are some deals he won't do, because he has the deepest pockets and he will be the first named in the lawsuit.
