Bogdan,I grew up in upstate NY and have lived in Saratoga for the past 6 years and although I am not a landlord here, I can second Steven's comment about the quality of life perspective. 

As a quick example, I grew up in a household of limited financial means.

That is a quicker pace than the 38 days recorded in February but is up from 29 days a year ago.First-time buyers are increasing: The share of sales to first-time home buyers grew to 32%, up from 26% in February and 28% from a year earlier.All-cash sales still remain high: All-cash sales comprised 28% of transactions, down from 33% in February but up from 27% a year earlier.

I'm not the sharpest tool in the shed, and if you give me a penny for my thoughts you'll get change back, but I grew up in Texas and we're grass fed on personal responsibility down here, so... 

I grew up there, and times have really changed.

If new communities were being built on the outskirts of cities and that trend continued, as cities grew new parks would provide for parks to (I know this can be a bad word) be gentrified without losing the affordable housing.

Without looking at data, it seems to be growing to me as I live there   As someone who grew up in Toledo (1990-2004).

I can’t speak much about other markets, but as someone who started off in Columbus, and grew up in Cleveland.
