If you're only receiving notifications of properties priced at a million or more, you must be looking in a high-demand area.

You really need to rely on your PM for notification periods and any local/state rent caps.

Determining exactly how long the unit has been vacant and why is certainly something to inquire about before closing the deal.But the key question here is not if historical data is absolutely necessary to consider -- the question is why a seller would REFUSE to provide this information?
