I work with dozens of investors who have done 1031's into the souther/middle part of the country where the price points are much easier and the laws are more friendly.

So I'm middle aged.

@Ryan Evans I would suggest staying away from the east side of Cleveland.

I would say stay in  North East Jackson amd Pockets of South Jackson and the Suburbs. 2.

And yes, I think largely what I wanted was to never have to deal with the middle of the night call.

Just trying to make sure it isn't called due right away or in the middle of the term as then we'd be scrambling to figure out how to pay it off when we both agreed to be on a payment plan until the balloon payment at the end is due.Seller finance makes sense in where I'd essentially be the lender collecting monthly payments until due.

I think you're right, the lack of control is probably going to be your biggest emotional hurdle.There may be some middle ground that softens that blow up. 

Cash flow works on an inverse with risk, somewhere in the middle is normally the best place to start.
