Visit open houses, pull up a Zillow map and wrap your brain around recorded sales numbers in different neighborhoods, visit the local REIA, etc.For a more expensive market like Hawaii, you may need to be flexible or discard completely the 70% MAO formula -- that's your call, but understand that an expensive market does differ in this regard from an inexpensive market like you may have in the Midwest or South.

A counter offer is made by rejecting a prior offer and it automatically discards the earlier offer, rendering it void.

Yet, if I have dogs in my portfolio, those need to be discarded.

I don't discard the lower value liens.

I didn't discard the others as an investor but just followed up in odd ways until the house sold.

The management doesn't want to provide reasoning, only just reinforce that my parents can either discard the new lease and go with the old lease (resigned for the new year) or move out sith 30 days notice.Due to the lack of reasoning, I assume what occured is that at least their duplex was sent a lease meant to be for their apartment buildings where they do intend to include mowing and snow removal and water bill. 

I discarded the LLC because it is more complicated (to file, maintain and report taxes) and expensive and apparently does not provide as much legal protection as you might hope.

If a property doesn't meet my minimum requirement, then I discard it and move the next one. 

If you had that many offers, would you not also immediately discard the ones that required a bunch of hoops to jump through and look only at the straight forward, easy to close offers?
