The day a tenant stops paying they immediately transition to a bad tenant, no exceptions, and should always be treated accordingly.

IMHO,this is akin to the people we see cash out 401K's and spend 300 thousand dollars to open a restaurants that net them 30k a year. 30k a year  for the privilege of a seven day a week job with no more paid vacations or insurance.

I look at all the new homes each day (as well as 30, 60, 90, 120, 150, 180 day-old active snapshot) and compare them with the average neighborhood rents by bedroom count using about 1600 data points I regularly gather from Rentometer (yes, it is a tedious task!).  

I give them a contract which specifically says something like, you will start on January 1-3, you must finish January 8, if you don't finish, you pay me $75/day. A

To be fair the market is soo hot that i basically had to make offers same day as the houses came on market to get anything.
