I am in no way trying to imply I do any halfassery :) Crown moulding and a boxed out frame usually make up the difference in thickness on the 2x3 trailer walls.

A few capital repairs considered with this purchase are replacing a portion of the roof with significant moss growth, cutting the tree limbs over the property, replacing the flashing/crown on the chimney, and replacing 3 out of 4 water heaters.

My budget is 30-35k to put in to it. 20k will get it in good shape ( paint, carpet, inter door, crown molding replacement). 10k for upgrading tech, kitchen back splash, bathroom tile in the second full bathroom, design upgrades) and 5k for any surprises or cost increase.....
