My 2 cents is that for non-sleeping areas, hot tubs, pool tables and movie rooms are top amenities that guest have personally told me they like the best.I think an outdoor rated pool table (or maybe ping pong table), TV and comfortable seating would likely be the best bang for your buck.

If you drive through the other towns, it's apples and oranges in terms of amenities, the architectural detail of all the properties, the feel of the place, and the things they have built into the town of Seabrook.

Created en suite bed/bath, extra bedroom/office/playroom, created family/tv room, added a couple of windows in dark rooms, installed new HVAC, ran all new pex lines/valves/shut offs, all new hardwood flooring and carpet, all new and expanded kitchen cabinets, new appliances, converted 1/2 bath into full bath, repurposed 2 unused rooms (1 into a 4th bedroom/office/playroom and one into a family room, installed new interior and exterior lighting, new electric garage door w/remote, and landscaping What was the outcome?

Looking at the rough numbers and we are comparing apples to apples ie: area and appreciation, I think the first is a better option because the cash on cash return from the investment cost to rent ratio.
