For our second STR, we are currently researching Sherman, potentially / ideally, a less expensive duplex that we could rennovate and self manage from Dallas with workers coming to the area in mind. 

Keep in mind we are talking ten's of billions in real estate.

We are able to save about $100K per year so putting down $85K is possible for us with our current situation. 

We are buying two houses right next to each other.

Snow plowing is an emergency service , we are on call 24/7 for the entire winter , the prices you pay cover the salt that we stock , the prep for each storm , the desalting of the trucks , the overtime .
