I built a 100 home project in Lafayette Oregon called Lafayette plantation  and we could not make fire flow.. so I had to run a 12 inch water line almost a mile to tie into our system to make fire flow.. that was maybe 200k back in the day.. so still cheaper than sprinklering the whole project. 

Fiber Cement Exterior, metal fascia, ext foam insulation, 46 inches blown attic.

Seeing as we are in the heart of the slow season, it is to be expected to see a slowdown in the fall/winter, and with the housing market slowing down both nationally and locally, the DOM is inching up.

Install new tile and decorative backsplash in both bathrooms (2ndfloor and basement) install new toilets (2) and two new 24-inch vanities with faucets.

Theoretically it makes sense.I have a few units with extra storage and the tenants always end up using every inch of it. 

It’s literally a 9 inch scratch.

Backfill to 18-24 inches below ground level with sand or pea gravel. 

Then 2-3 inches of slope for the next 2 feet. 

Tree removal, shrubs/plants, deck/patio, seed/fertilizer, mulch, driveway replace/seal and misc.The snow caught me again… I had no idea what was hiding under it and unlike the roof… meh.

Currently on city water with 3 inch galvanized lines running through the park hooked into 8 in galvanized lines from the city.
