I found a great four plex, in a location that is close to schools, colleges, and a hospital ( walking distance) I did the numbers and found it would cash flow, according to the rent that was displayed on the pro-forma..something I would want to insect ( anything specific to look for when inspecting rent rolls?)

Again, if it's a dirty tenant that is allowing the mice, etc. to come in/be attracted, I would say it's on them and they can call for pest control, or set their own traps.

However, the 3 SFH's I purchased in Kansas City have been a money trap due to constant costly repairs, constant tenant turnovers and thus constant re-leasing fees (1 full month rent each time), non-rent payments, eviction, etc.

. - you might want to try the red colored RV anti-freeze (not the kind that is used in automobile radiators and cooling systems - I recently told somebody to use RV anti-freeze for drain traps in a house, and they showed up with the stuff for cars, the wrong stuff).
