I mean there are out of state investors in every state but not to the extent it is in the mid west.So then you have to look at the demographics of the areas and the customary practices of their citizens.. and in these markets to rent a SFR is the norm not  semi rare like on the west coast.. in Memphis for instance over 50% of the citizens there rent..

Sorry in advance that this is long.Background:  I purchased a lodge type custom home in the Ozarks Mtns (Missouri) on 25 acres of pristine woods - we moved from the west coast to semi-retire. 

He had all cash deposit an first months rent( $1400)   Turns out the last two pictures were of his bed.....covered with about, What I could count about $8,000 cash and about 10 semi-automatic weapons. 

I like a semi-gloss, as it looks clean and reflects light nicely to brighten a room.

Painting trim depends on how disgusting the tenants were, usually a semi gloss means they can be wiped down.
