There have been many MANY issues, attempted cons and scams, etc., but the biggest problem is that shortly after they moved in my husband and I discovered that the male is a registered sex offender, meaning that he lied on his signed application.

How about hiring a young, smart PM wanting to "turn around" a property for a percentage of profits...just an idea, but someone may want the education/experience, the ability to claim a turn around to partner up on a future deal and the profit share would somewhat incintivise making money the correct way (add value and manage well, etc.) and not by scamming the owners.
