In our lease it states "...reimburse Landlord, on demand by Landlord, for the cost of any repairs to the premises damaged by Tenant or Tenant's guests or business invitees through misuse or neglect..."

Splitting the cost can be tricky unless it is made clear in writing they do not have any rights to the item or reimbursement when they move out.

., and that we strongly suggest they get renter's insurance to cover them, tenants will look at you in shock and amazement that they have to pay for their hotel bill, beyond the reimbursement for just the rent amount (which of course doesn't touch the hotel bill).

When this happens, I told them that I keep the original security deposit until all original tenants are gone, and they'll have to figure out between them, who reimburses who what as far as the deposit goes.
