Cleanliness is something not to be understated and you should have all safety equipment (smoke/carbon monoxide alarms, security system) in working order.Tagging onto cleanliness, having a clean front and back yards that are pest free is something you should work on as well.Keep an eye for leaky faucets, broken outlet wall plates, squeaky floors or hinges, running toilets or other little things that can be easily fixed, but may catch the eye of the appraiser in a negative way.As you already mentioned, the before pictures, scope of work, and comps help a great deal and are some of the main things to include.

For those interested in an update; I just got the inspection report - big ticket items:- 30 year old roof, no leaks, but needs replacement soon- deck off the back is small, but needs repalcement- 1-2 cracked windows; I figure best to just replace all- remove & replace hot water heaterThere are other minor upgrades like replacing GFCI outlets, replace the garage door motor, and caulking some minor screw holes in the siding.

I called the Inspector in charge and he tells me that according to his pictures, and comparing them from March to May,  I have done some work like front porch overhang and some kitchen remolding without permit, and that I have the outlets not in the proper place and they need to inspect the structure of the overhang so I need a structural and electrical engineer.

Since the starting price is $75K, you can only spend $12,500 on renovations and stay under the 70% rule of thumb.My suggestion of moving a wall (knjocking a hole in one, adding another, etc.) usually only requires some minor electrical outlet and light switch moves witch is simply once the wall is open.

We added value to this deal by making the following cosmetic changes:- Repainted the entire unit- Updated all outlets and covers to be uniform (a few USB where applicable)- Updated all light switches to 'flat panel'- Updated kitchen cabinet and drawer hardware- New stove & range- New sink outlet- New kitchen ceiling fan- New toilet- Deep clean & high quality post/advertising to emphasize the value the condo has to offer What was the outcome?

I asked to check the electrical by plugging my volt checker into the outlets and he said no even after I said I would have to then assume the electricity would all need to be rewired.
