Potential Deal With Complications

Hi BP,

I've got a new lead I met with today. The house looks in especially poor condition. There aren't any comps sold near it in the past 6 months that are in the same neighborhood. My app says the value is roughly, lets say 360, and zillow and redfin says 360 as well. 

The owner wont tell me the story on the property (it's personal). I know the wife of the man that was leading me through the house didnt appear to want to work with me and refused to shake my hand. The man tried to show me around her bedroom but she shouted not to go in there. He tried to persuade me to continue but I wasnt messing with that. I couldnt even see a different bedroom because they had an enormous dog inside of it! I asked to check the electrical by plugging my volt checker into the outlets and he said no even after I said I would have to then assume the electricity would all need to be rewired. 

Anyway, the man let me in on the fact that they are getting a divorce and only her name is on the deed but since he has been living there for 20 plus years he probably has a right to the house but she would still need to sign on the house. He has had 2 operations recently and one within the past week (he was walking with a cane). The thing that really makes me apprehensive is the fact that the man stated that he is a "motivated seller". How the hell does joe blow know that terminology? I am still going to submit an offer but want to know what the community thinks.
