It's a very old house(1900)  Both roofs are leaking and it was recommended to me that a should replace the rubber roof with metal.

Yes, whole Seattle area is tenant friendly but, I thoroughly screen my tenants, set expectations up front and have an iron clad lease, so I haven't personally had any issues with the renters here.

I just got an inspection done on a property where the inspector believes there are major foundation issues (cracks, bowing interior, ineffective DIY metal posts in basement).

I had a mentor tell me that mobile homes are 'little metal boxes that print you money' . haha.

And if radiators heat the place, the pipes and radiators sometimes have already experienced damage (cracked or removed for the metal).

I removed one of the metal bars a long time ago when renovating the home and the fire department said i only needed to remove one. this appraiser says i need to remove the other front bar windows, which was a charge. he then checks and states i didn't remove the bars on the side of the home which he failed to mention. 

Already have a hard money lender who can work with metals on property and I have two banks who are willing to work with me as well.

Don't go cheap on the basket strainer and waste line either, use metal!

I dont see the difference,  Saw the metal ones too ,,in hindsight they would be better. 

I let a fence installer work through my backyard on a neighbors project and when it was all done they had replaced a chainlink fence with a wood privacy fence but inside the lot line ...leaving cut off metal posts sticking up 2” on my side but not on my property.
