Dealing with students is far more intensive than with regular renters.  

The highest level of Mastery includes local walk through's of properties being rehabbed, daily 11 hour access to coaches to review your deals, boot camps for intensive, hands on, training for the top areas in REI.

I also work intensively in the south side and know these markets very well will be more than happy to give you my honest opinion!

Most have amenities such as pools, tennis courts, lakes, basketball courts, etc. 

Sounds like theyre hosting some intense study sessions there and it's wearing ppl out... 

I would just replace it if you can afford it, cleaning will be very labor intensive.  

Things like outlets spaced too far apart, overloaded circuits that trip for seemingly no reason, tv cable run along baseboards, no overhead lighting, narrow doorways and maintenance intensive exteriors.

History shows a good % of tenants have financial difficulties and managing to collect rents is intensive.2) The $1M 6% complex is adjacent to a bustling area with upscale shops and restaurants, highbrow cultural activities, and is a magnet for the cities growing high-tech workforce.

I'm sure some tenants are worse than others, but I'm curious overall how much more labor intensive is S8 over higher income properties.
