But in all honesty as a contractor "rough number", "what do you think it would cost", and "just ball park it"   all make me cringe without seeing the actual work.  

To be honest, I am looking to become financially prepared for retirement (I'm no where need where I want to be).

To be honest, I did not properly run the numbers on either property back in 2009 and 2012, so I commend you for doing proper analysis.

I find, negotiate and handle financing on my deals then turn them over to a property manager.( I still have my full time job)If I'm being honest I don't feel like a realestate investor yet and I'm just waiting for someone to find out that I have just been faking it tell I make it.

Honesty is usually the best policy with the agent and they will know the right fit.

Some people here may think Im nuts, but in all honesty, I really don't care.  

I called their service line and was told they dont do that but to be honest I dont think the rep really understand my question so I am just seeing what this forum thinks. thank you for your time and any thoughts!
