So to start and scale I think you need to be like the syndicators the majority has to go to the investor .. that's why they raise millions.. everyone has a great idea and a great project that is going to be wildly successful.. so there is huge competition for investor dollars.

It's a wild ride, but I'm sure you already know that.

Through books, podcasts, forums, etc (mostly BiggerPockets material) I feel like I’ve been able to surround myself with wildly successful and awesome individuals that have opened my mind to so much and impacted me greatly — even all the way over here in Brazil.

This varies wildly by location and construction material.

Has anyone ever encountered this and have a wild idea what that would cost per pad?

Hi Everyone, Pardon what could be a wildly ignorant question, but I drove from Chicago to suburban Indiana last weekend to look at some duplexes, and I am doing the same this weekend--needless to say, I am incredibly eager and excited to close on my first investment property before turning 26 in six months (I'm currently house-hacking my primary residence in Chicago, if that counts).Especially for out of state investors who don't have a big portfolio yet, is there ever buyer's remorse about having a property management company?

I was generous in the counting, too and counted anyone that had real estate listed as a source, even if they had other sources.http://www.forbes.com/billionaires/IMHO, two things separate people who are wildly successful from the masses and even their only-10%-as-rich peers:1) Working really hard, and 2) luckBeing in the right place, making the right choices even without all the info, and being involved in the right businesses at the right time make a HUGE difference.

I at least make sure they're not throwing wild parties or bringing people over all the time or smoking.What I would do if I was you:1) Get a dog walker.
