Sometimes my bids are 1.5m and up and we require mobilization $ up front.  30% for residential is fair but write up your own contract for the GC to sign, legal zoom has samples.

This might hold true for some short period of time (years or even a couple decades), but cannot hold true long-term across a wide sample

The point is, without additional information (specifically, the mean and the standard deviation), 50% is meaningless when applied to a small sample -- EVEN IF IT'S AN ACCURATE AVERAGE.

So far, items I was going to include (may not be in exact order):- catchy intro page (peak their interest w/o being too cheesy salesy)- stats/graphs that a friend gave on stock market returns- article or 2 on my current market conditions (great market, etc)- letter to them from me (my skills and what I bring to the deal, etc)- my resume of RE experience and list of investor courses completed- sample deal- faqs - one guy had these and I thought it was good...putting questions they may have in a laid out faq section to address major questions a lender could have and alleviate any concerns- info on self-directed IRAs (maybe brochure/card from a local company here)Any other ideas?

@Clayton Sneider Though I agree that on average, dispersed over very large statistical samples, real estate will just match the inflation rate, that does not mean your return will just match inflation.

Also, I usually get less response in the second letter of a campaign. 200 is a fairly small sample size.

@Matthew Paul The sample property that I linked is just for a reference, from my research that I've done over a few months on the MLS I've seen houses like that all over the Detroit area spanning different neighborhoods.
