We have an aging population (Florida is the oldest state, but Greater Pittsburgh is the oldest metropolitan statistical area in the USA) and and the median housing age of of Allegheny County is 66 years old.

The odds of the prize being behind the other door (Option #2 above) is actually 67% (two-thirds) and the odds of the prize being behind the original door you chose is 33% (one-third).So, if you want the prize, you should switch doors...Feel free to argue, but that's that's the correct answer regardless of how unintuitive it may seem (though, to most people who have studied statistics and have been taught to think in these types of terms, it's actually pretty obvious)...

There are also a significant amount of statistics for sales broken down by area which is another great resource to have.I agree, MLS is not the be-all end-all, but I wouldn't discount it's usefullness.

Now when I say it may seem risky you are probably thinking but I am a good risk and maybe you are right but banks go by statistics and while I don't have overall stats I do know many view out of town buyers as more risky.
