Is the house in a community that's gated, and you can't get in?

Especially in HOAs or gated communities.

We installed a nice fence with a gate and it enhanced the look of our building dramatically, which stopping random trash from appearing.

Once you run through some of these questions you will quickly see that the highest and best leverage that is always quoted out the gate quickly changes. 

Where I am, the prices are very high and its hard to find good rent to price ratios out of the gate but it think you're in a fairly sweet spot so go get em.

It doesn't hurt to be a little anxious coming out of the gate.

She claims most of the ~$400k sales in her gated complex go to folks already in the area who are downsizing, so she wants to advertise it in the local paper, and specify cash only, since she believes her customers will all be selling their current homes.

That will save you time and aggravation later on, and is easier to do right out of the gate.
