Anyone know how to remove or hide that information from my public listings. 

Using multiple checkbook accounts (inside QB) or multiple, unlinked entries, hides the whole transaction scope and violates all Accounting 101 principles. 

I hear Nevada and Wyoming are good places to set up LLCs because those states supposedly have no income taxes and they are good at hiding assets (if thats what you need to do). 

Find an honest tenant with nothing to hide.

The purpose is to avoid hiding what is actual interest as capital gains - or to evade the gift tax.

Do they smell like a smoker or try to hide a pack of cigarettes, even though they told me during the telephone interview that they do not smoke?

They want you to not screen them-- they're giving you a carrot and dangling a year's rent in front of you hoping you bite and not ask many questions.They want you to say "Oh, lots of cash upfront ... this person must qualify" when really they're likely either unemployed, hiding something, in a cash business (hooker, drugs, something sketchy), or don't want you to run their credit/references to see their previous evictions and unemployment.Some people are rich and can afford a year in rent.

Flat paint also hides many imperfections in the walls more so than other finishes.

Sounds like this seller is trying to hide something, but hard to say what because it seems he wants you to pay him cash directly (like the transaction wouldn't be recorded so the proof of payment would be in public record anyway).

Hide a key somewhere on the property.
