Clean was used on the property before you rented it but after you bought it, it's an expense on that property.Paint, that can fall in either category, if the whole house is painted and contributes to a longer economical life of the property and it's use, amortize the cost, if you just painted the trim at a minimal cost you can expense that.Cleaning units will always be an expense, cleaning supplies and disposable items like a sponge, they don't extend the life of the property but are done to market the property.The key is in extending the economical and financial life of an earning asset.

I'm not sure that I'd call that "move in ready", but I've seen much, much worse.I agree with the inspector that you should inquire into a warranty for the foundation work that was done in the past as well.I think the issue is that since you're relying on a property manager, some of these things that I would consider minor (such as weather stripping doors, cleaning out dryer vents, changing out light bulbs, sealing the bathtub, tree trimming) are things that I'd spend a day or so doing myself and it'd be no big deal - less than $100 of materials - might cost you a bit more since you're paying for labor.The one thing that is puzzling to me is the crack in the bathroom wall.

Some numbers to bear in mind when you lay out the closet is that closets should have an inside depth of 24 inches and then the wall with dry wall would be 5 inches and then trim and base boards could add another inch so your total space needed for the depth would be 30 inches.

Install on the inside of the windows, not from the window trim or outside the window trim.Blinds will be destroyed by tenants, regardless of unit price range and they won't be cleaned (ever).
