It’s agreed that lower demographic properties have greater volatility and a much greater chance of having a disappointing (if not outright negative) ROI for longer stretches, due to evictions, turnover, lack of good tenants due to high unemployment, and general social pathologies and bad financial habits among the lower-income tenant group.

There's conservative and then there's ridiculous.The larger point here though is that anyone thinking that maybe they can stretch a little and go for a commercial loan on a larger property is likely to be disappointed when they go searching for money - especially from traditional banks.

What Kelvin is referring to is arbitrage (borrowing money at a lower interest rate then what you lend it out for) but the anology is a bit of a stretch for the following reasons: - Security: One is safeguarded by the FDIC, the other is secured by real estate quite often in a inferior lien position
