HELP IM NEW REI MIGHT BE IN OVER MY HEAD, HELP!!!!
Hi. Can anyone help. im new investor i was tired of sitting around so i jumped right in and bought rehab prop for 10k. looked like a good deal at the time in march 2006. finished work on gutting and rehabbing property in november 2006. used same agent i used to purchase to list prop. i still do not have a buyer. the agent gave comps of around 70k so prop was listed for $62k. its in a mid to lower class section of st. louis city, however there are at least 6-7 habitat homes on the block that were built within the last 5 years. still house has been on market now for like months and only real lead on buyer agent had was someone who couldnt get approved for $50k. I still dont have any insurance on the property and am unsure if at this point anyone will insure it. I am thinking about renting the unit but I am new to all of this so I need ALOTTA ADVICE!!!!!
Somebody please help me get out of this situation. My carry cost are around $400/mo and its eating me alive. i used signature loan 9k to purchase along with 10k of savings to rehab and all work of total gut and rebuild and new floor plan was done without permits. Can i refi conventional, hard money, do i need to disclose any info about work done, never been inspected, do i need inspection to rent house its SF.
