Pay the rent reliably on time, take care of the property, and no drama.

That would also give you some capital sufficient to put a down on a 2-4 unit property someplace else in the region,  though the condo is probably much lower maintenance and probably rents to a more affluent demographic than who might live in a duplex in lynnwood or burien, etc.If you want PM me and I will send you the contact info for the mortgage broker I use,  who has never failed to give me the most competitive rates and no drama.

They're in disrepair for a reason, there's dysfunction, drama, death, probate etc going on.

It depends on each landlord's threshold / willingness to deal with Sec 8's BS as well as the drama of people in this socio-economic status, but it's been good to us for the most part.Now, regarding discrimination...if you have any screening process, it is ridiculously easy to screen out most tenants.

The tenant would have grounds to sue and recapture 2 months rent (at least here in AZ).I'm with you, Cara.Pulling this from HOA before they make their decision is a breach.Lying and telling the tenant that the HOA denied is a breach.Who knows... tenant might understand and be reasonable and move on with little drama.

:-)imagine this happening in their house and you're their neighborhood.The drama happened every 24 hours, so just enjoy it, as LL I know sometimes our tenant's personal issues too, .... maybe they just need a friend to talk to.

I'm living comfortably, and my 13-year-old son has moved in with me on our side.We treat our tenant well, and they pay on time or early every month with no drama.

The investor has personal issues (divorce, retirement), tenant issues (non-payment, conflict/drama), or sees better opportunities elsewhere and needs the capital to pursue those opportunities.
