I’m a big believer that scared money doesn’t win, but why not test out a smaller sample size before blowing it up big?

The giant customer service centers we have to deal with are probably not the best sample.

Of 8 appointments I had scheduled in 1 day for a SFH, 4 of them didn't show up, stopped answering their phone, and in NO way attempted to let me know their plans had changed.This is a representative sample of my experiences for the last few years.

Our last purchase was in November 2021, and I spent a lot of time looking at sample properties on Redfin etc, and running scenario after scenario in a spreadsheet to see what types of properties (size, location, condition, etc) would "work."

Sometimes my bids are 1.5m and up and we require mobilization $ up front.  30% for residential is fair but write up your own contract for the GC to sign, legal zoom has samples.
