It's very important you read the HOA maintenance program, the problem with the beachfront is the possibility of water intrusion during high wave sessions or flash floods. 

I don't know anything about this class or person, but I do tend to go to the free sessions of any tax sale educator that comes through my town. 

(Quietly) sit in on a few court sessions to hear what people discuss and how judges and clerks work.I this still doesn't help enough, invest in yourself and get some training.
