Once I know that he's the one in Battle Creek, Mich I can then further narrow it down with peoplesmart.A lot of those 'inferior' search websites, like DOB, veromi, intelius can be utilized free to get some information, like relatives or general location or age or whatever, which makes it much easier to zero in on the person you're really looking for

@Ryan Johnston  Texas is one of the most forgiving on the wholesaling model. your fine.other states not so much.also Attorneys are not god.. they don't make the laws they argue them.. don't fall into the trap that they are perfect .. if the state disagrees you can tell who will win that battle unless you have 100's of thousands to fight it in front of administrative law judges.. but like our regulator said its like putting out little camp fires in a forest fire.some states are really starting to enforce these laws finally..

I got around it by using a limited power of attorney from the seller, and listing in the MLS detail that I was selling my rights in the property and the owner was passing his rights to list to me even though title would be passed from the owner directly in escrow, I would be the only one to accept and reject offers.Had a battle with the real estate board when I first started it but I was prepared to sue and I'm sure the board realized they were going to lose and thus a new policy was put into effect.

I am just saying that the state has a whole lot more money and power than I do and it is a battle I am choosing not to fight.

I have to have that same battle seems like everyday when deals cross my desk that don't make sense which is easily the majority.Also I used the mortgage assignment as merely an example stating that people sell things to others for a price that is slightly higher.
