If I understand what I’m reading here about MICHIGAN law correctly: 1) the court can charge my LLC with paying the damages awarded a plaintiff. 2) the plaintiff is only entitled to distributions from the LLC. 3) this does not deprive me of any exemptions the LLC enjoys. 4) the plaintiff does not gain membership to my LLC or deprive me of membership and my rights therein. 5) the charging order is a lien that cannot be foreclosed on. 6) this is the exclusive means a plaintiff has of satisfying a judgement against my LLC.Sounds like the same protection you would enjoy from Wyoming.

(I didn’t see that stated but you mentioned first homeowners loan.) if so…You don’t need an LLC…1)Any Injury in the property will likely be result in you personally being sued as well. 2) it sounds like you will have negative equity (assuming 10% selling costs and 10% or less downpayment.)3) it sounds like you probably have a minimal net worth and are virtually judgement proof.

I have said this on several forums and to dozens of people, but it falls on deaf ears.i do max my TSP ($19K) and backdoor Roth ($6K) because I have the capital to spare and have nothing better to do with it (against my better judgement).

You won't be able to report anything to a credit bureau, but if you get a judgement you can sell or consign that judgement to a collections agency, who *can* report it to a credit bureau.

This doesn't happen a lot but the law has caught up to "Bankruptcy Abuse" and when a landlord has an eviction judgement in hand, it remains in effect now.
