We've self managed a vacation rental in New Hampshire for about 5 years and have a 2-page "rental rules" form we ask renters to sign, in addition to the 1-page invoice spelling out the rates.

So far the best one seems to be "Property Buddy" which allow us to manage income and espenses while having the ability to send rent invoices,  receipt , late reminders to the tenants very easily.

Nobody gets into real estate investing because the bookkeeping is so dang fun. 

An inspection is a service that's unrelated to anything else; you call an inspection company, they inspect the property and send you an invoice.

We could have a $20,000 invoice held up if this inspection report is not filled out correctly.

Do I look at my pay receipts every month when the tenant didn't sound a peep and think dang I could have had that % to myself for nothing?

I don't put all my invoices in it because it would be (for me) cumbersome to try and use it as a QB replacement, probably because I've used it for so long already. 

6.Am I provided a copy of the invoices you receive on my properties for maintenance?

It turns my stomach when I hear of managers that don't provide monthly statements, spend money without asking permission or providing invoices, and they don't respond to emails or calls.I only see one NARPM member in Post Falls, D&M Management.
