In the current environment if you have funds you may win the day during the contract battle by not having a mortgage contingency in your agreement.

So if you're thinking of trying to buy these I think it would very much be an uphill battle in Texas....years ago there were some people who would track the sales and then go buy redemption rights...but that seems to have ended for the most part due to law changes.   

Your chances are very slim to win a battle with a 10-day inspection contingency.

@Adrian Chu well I'm glad you mentioned the 3-down conventionals - after some quick googling it looks like you are correct that this would be my best bet... regardless, you are right, certainly an uphill battle when facing competition without need for financing. 

I understand that this is a totally subjective question with a different answer for each person but I am hoping that the wizened and battle hardened members of BP will help me think though the options here and provide insight to help me build out my business plan.

In our experience (CT and NY), fire alarm/suppression contractors are in a close battle with elevator companies as being the most frustrating tedious to deal with.  

My children are my world, and we definitely need some financial support for custody battles and their needs and wants.

That is half the battle.

Your in an up hill battle because your looking for a special type of person that need to sell their home through a person sending out a post card to purchase it.
