The magistrate's office did accept an email with reply from the tenant telling him the rent was late as adequate five day notice--I didn't get a lease because I didn't want one.It is going to take 22 days from the 6th (filing date) to even get to the end of this eviction process.

It's in good condition.Anyway, I just got a quote from a local insurer, and the quote (which also includes a flood policy), and it's $3k+ annually -- about 2.5x what I had modeled based on what I thought was good local data.Does anybody happen to have:Insight into adequate coverage in a flood / hurricane zone like this?

from when i was building houses a properly installed cutting and capping a ridge vent is better by natural convection (as heat rises) from the Eaves of your roof with adequate soffit ventilation and close off the gable vents and this will increase life of shingles

Kidding aside, be careful.A trust provides zero liability protection so I would suggest using it along with an entity or overly adequate insurance umbrellas.I have never done a lease option so I have never used a land trust for such purposes, I have ONLY used them for acquisitions of REO deals for wholesaling and rehab flipping.

Many brokers don't want anything to do with property management because they don't know enough about it to adequately supervise what you're doing.If you do find a broker willing to take you under their license, they will want a cut of the action.
