How ironic of the timing of how this China Wuhan COVID-19 came on on the scene in December and China downplayed the news of it in January, then did an internet blackout on all reporting.  

If the space allowed you can prepare one iron made staircase and just fixed it over there.

Hence the reason why Wil started this marathon of a thread.This thread is to slowly and painfully educate the new or inexperienced investor/wholesaler in the process of a good wholesale deal.I believe that if someone can read this thread in it's entirety they will pick up a few key pieces to help iron out the rough edges.

Finding a lender trapped by an old insurance policy into paying a fixed rate and at the same time forced to lend at a lower rate due to market conditions is like finding fleas on an iron dog.

I bought a vanload of coin-op dryers from a guy who owns 600+ units in Ohio (kind of ironic he and the OP are at roughly the same number of doors - though I don't know if the guy I bought the dryers from has other properties aside from his seemingly small city of apartments) and he had never heard of Bigger Pockets.

I've been doing lots of research trying to iron out all the details of the wholesaling process, especially in Texas. 

Get all those irons in the fire!

To give you a ballpark, it probably took us about 20 hours total - maybe 4-5 1 hour long discussions to verbally iron out all of the scenarios we wanted covered in the agreement, and then maybe 15 hours of revision work of my friend's time.
