First, you should have extra sheets and towels present so there is zero time wasted with the washer/dryer stuff (as @Theresa Harris said)Second, I think a $250 fee is appropriate for a house that size and you are going to have to pay up or your ratings will fall.

Also the electric water heater for coin operated washer and dryer and the electric for the common areas are on the same electric meter as one of the units. 

Don't ask the total costs for those, but now I have a new washer drier at one home and new tenants paying a higher rent (and paying rent) at another.

@Crystal SmithThanks for the suggestion and just to add the 6 bed 3ba unit turned out to be a one size fit all solution for me and offered lot of flexibility when extended family  from out of country was here it gave me ample space as a standalone unit,because the in law unit is right below the main unit and it enables me to quickly downsize and rent that 'additionsl unit' when I don't need additional space.
