Property is in Nevada; foreclosure time can be 6-12 mos. depending, as there are a ton of laws that protect homeowners now that stall the process.

Sounds like to me the seller really didn't want to sell but was stalling for free mortgage rent.Doesn't matter how bad you want to purchase this property if the seller doesn't want to sell.

Learned about the financing from a HUGE bank that will go nameless whose initials are WF.....they like horses and stagecoaches.....anyway, financing doest seem that difficult.

I think thinking of the tax before the structure is a bit of putting the cart before the horse sort of deal.
