I have It on a float but will probably lock It tomorrow as the lender said he was expecting about 60 days to close which would be the length of my rate lock.. trying to gamble the timing to not have to come outve pocket for an extension.

If you absolutely must quit, my suggestion would be to draw up a business plan showing what you are looking to do and then float it around to relatives / friends who do have W2 income and see if someone will co-sign with you (you may need to throw them some money, but would be worth it).

@Tyler Herman hit the nail on the head.. rising tide floats all boats... but I can tell after a 40 plus year of lending to flippers and landlords.. there are lots of failure out there.

Worst case scenario, you could get a personal loan, if you can float the higher interest rate (usually these will have a little longer term such as 3-6 years, so payments would be lower, just higher interest amounts.
